The Woodlands

The Woodlands is what happens when a visionary spends a fortune proving a point.

George P. Mitchell — the Galveston-born son of Greek immigrants, the energy pioneer whose work in the Barnett Shale reshaped global energy markets — opened The Woodlands in 1974 on 28,000 acres of East Texas pine forest north of Houston. His thesis was that suburban development did not have to mean clear-cutting. Drawing on the ecological planning principles of Ian McHarg's Design with Nature, Mitchell's team mapped drainage, soils, and tree cover before drawing a single street, then built around what was there. Roughly a quarter of the community remains open space. Utility lines went underground. Homes were sited to keep the canopy intact. Fifty years on, you can drive the entire community and rarely lose sight of trees.

The result is the most successful master-planned community in the country by nearly any measure, and one that has matured into a genuine city. Market Street offers open-air luxury retail and restaurants. The Woodlands Waterway — a mile-and-a-half canal with water taxis — links Town Center to Hughes Landing on Lake Woodlands, where waterfront dining and lakeside offices frame the view. The Cynthia Woods Mitchell Pavilion, opened in 1990 and named for Mitchell's wife, is one of the highest-attended outdoor amphitheaters in the world.

Golf is central. The Club at Carlton Woods holds two nationally regarded private courses — one by Jack Nicklaus, one by Tom Fazio — surrounded by some of the most substantial estate homes north of Houston. The Woodlands Country Club and The Woodlands Resort add further options, and the housing around them ranges from refined patio homes to gated custom estates on wooded acreage.

The commercial base is what separates The Woodlands from every imitator. Major energy, chemical, and professional-services employers anchor The Woodlands Business District and the ExxonMobil campus at the southern edge, which means a large share of residents work within the community. For those who don't, downtown Houston is roughly forty minutes down I-45, and Bush Intercontinental Airport is under half an hour.

More than 200 miles of trails thread the forest. Lake Woodlands holds kayaks and paddleboards. And the pines Mitchell fought to keep still close overhead on nearly every street.
